Title Insurance and Settlement Services

United One offers title insurance and closing services for residential and commercial property in the following states:

  • District of Columbia
  • Maryland
  • Massachusetts
  • New Jersey
  • New York
  • Pennsylvania
  • Virginia

You, your lender or your real estate agent will begin the process by sending a request for title insurance and closing services or by completing our online order form.

After receiving the order, our staff starts processing your file.

  • If you are purchasing or refinancing a property, we will check your local courthouse for your deed and any outstanding liens or mortgages for the property in question.
  • We will contact your local taxing authority to find out if your real estate taxes have been paid.
  • We will contact your current mortgage company to determine the payoff of your mortgage.

The normal processing time is approximately two to three weeks; however, it may take longer if any issues arise during our research. The process will conclude with a "closing." A closing is the meeting where numerous documents are signed and money is exchanged between the home buyer, seller, mortgage lender and a member of the United One team. Your closing will be held at a time and place convenient to you, such as your home or your Realtor's or mortgage lender's office.

Please bring the following to your closing:

  1. A cashier's check, certified check or money order for the balance of the closing costs.
  2. A picture I.D., such as a driver's license.
  3. Any documents required from your lender, such as an inspection report, homeowner's insurance paperwork or a recent pay stub.

You will receive your title insurance policy from United One within 120 days. Your title insurance policy protects you from additional hazards that may not be revealed by our research efforts. Some of the most common title insurance problems include missing heirs of a previous owner, boundary disputes, and outstanding liens and easements.

Under the terms of a title insurance policy, you are protected against risks and insured against any losses you incur. This coverage lasts as long as you own the property, and your only payment is the original fee you pay to United One at closing.
